Behind on payments
Foreclosure moves slower than the letters make it feel, and there are usually several ways out. Let’s find yours before the clock matters.
You're not alone
In Pennsylvania, foreclosure is a court process that takes months, not days. Those scary letters are the start of a long road, not the end of it.
If your home is worth more than you owe, that money is yours, and foreclosure is the worst possible way to lose it. Selling protects it.
Job loss, medical bills, a separation. We’ve sat with neighbors in every version of this. There’s no judgment at our table.
Every path (catching up, selling, negotiating with the bank) works better the earlier you start. Talking costs nothing.
More than one way through
Most buyers show up with one number. We'll walk you through every path that fits, and tell you honestly which we'd pick in your shoes.
Curious how we get to a number? See how we calculate your offer: the math, in plain English.
How it works
A two-minute form or a phone call. You'll talk to a real person who lives here.
Usually at your kitchen table. Every path, real numbers, all your questions answered.
Paperwork, closing costs, cleanout, timeline: on us, on your schedule.
"I was three months behind and terrified. They showed me two options I didn’t even know existed. I sold on my schedule and walked away with real money instead of a foreclosure on my record."Luis R. Behind on payments · Reading
Fair questions
Never. Everything you share with us stays with us. No signs in your yard, no letters your neighbors can see, no pressure at your door.
Almost never. In PA there are typically months between the first notice and any sheriff’s sale, and a sale can often be postponed once a legitimate purchase is underway. The sooner we talk, the more options stay open.
There are still paths, including negotiating with the bank to accept the sale price (a short sale). It takes patience, but it beats foreclosure on every front. We’ll be straight with you about whether it’s workable.
No pressure, ever
