Not before you’re ready. We view the property discreetly, and tenants usually find out only when we introduce ourselves as the new owners with a friendly letter. Their leases carry over: nothing changes for them except where the rent goes.
No. Difficult tenants, behind on rent, units you haven’t seen the inside of in years: we’ve bought all of it. It’s priced in honestly and it becomes our problem, not yours.
A fair question: after years of depreciation, a straight sale can sting at tax time. That’s exactly why we offer the paid-over-time option; spreading the gain out often softens it a lot. Talk to your accountant, and we’ll happily join that call.
